Pasadena is a plant town, and its housing was built for plant shifts

Pasadena sits along the Houston Ship Channel and the refinery and petrochemical corridor that runs beside it. The city grew up housing the people who worked there, and most of its older housing stock is exactly what that implies: small, solid, three-bedroom ranches on modest lots, built from the 1940s through the 1970s, close enough to the plants that a shift change is audible.

That history shapes the market today in two ways. A large share of the older houses are rentals, owned by individuals rather than companies, let to workers on rotating schedules. And the buyers for a renovated house in north Pasadena are, very often, the same workers, buying the first house they can afford near the job. There is real demand. It is demand for a specific kind of house at a specific price, and a house that has been let hard for twenty years usually needs more than paint to get there.

North and south are two different markets

Pasadena runs north to south, and the further south you go, the newer the house. North of Spencer Highway the streets are older, the lots smaller, the houses closer to the industrial edge. South toward Fairmont Parkway and the Beltway the subdivisions date from the 1970s onward, the lots are larger, and the values are higher.

Foundations, and the other things seventy-year-old houses do

Pasadena sits on the same gumbo clay as the rest of the Houston area, and the older slab houses have been moving on it for decades. Cracked slabs, doors that will not close, and previous foundation repairs with or without a warranty are so common that we treat them as a category rather than a surprise.

The other predictable failures are the ones any 1950s house has: cast iron drain lines under the slab, original electrical panels, roofs on their third or fourth layer, and window units that were installed because the central air died and nobody replaced it.
