The city of Humble is small. The Humble area is not

The city of Humble is the old oil town along Main Street and the railroad — a compact grid of older houses and small commercial buildings. The Humble mailing address reaches far beyond it: east across the lake side to Atascocita, south toward the airport, and along FM 1960 in both directions. Most of that is unincorporated Harris County. And the large community just to the north, Kingwood, is inside the city of Houston, not Humble, despite what the map suggests.

Which of those your house is in decides who enforces code, whether there is a city permit history, and — for unincorporated houses — which utility district it sits in. We check the jurisdiction from the address before we quote, because 'Humble' on its own does not tell us.

The airport is the neighbor

Bush Intercontinental sits on Humble's southern edge, and the flight paths run over a large share of the area's housing. For some subdivisions that is background; for the ones directly under an approach it is a genuine factor in value and in who the buyers are. We price against comparables in the same subdivision, so a house under the flight path is compared with other houses under the flight path — not with one on the lake.

The airport is also the economy. A large share of the housing near it was built for people who work there or for the businesses around it, and the rental market follows. A house that has been let to airport workers for fifteen years is a normal Humble house, and we buy those.

Atascocita and the lake side

East of the old town, the subdivisions around Lake Houston — Atascocita, Walden, Eagle Springs, Fall Creek — are 1970s through 2000s houses, mostly brick on slab, in large developments with their own utility districts and associations. This is where most Humble-address houses actually are, and it is where the comparables are strongest because the floor plans repeat.

It is also where the water is. Lake Houston and the San Jacinto River flooded badly in Harvey, and the neighborhoods closest to the water took the worst of it. The Texas seller's disclosure form asks whether the property has flood insurance, whether water has come into the house in a natural flood, and whether it sits in a floodplain or floodway. We ask the same, plus what was repaired and how.

Old Humble, and what a hundred-year-old house needs

Inside the city, the older houses along Bender and the streets off Main are among the oldest in this part of Harris County — some from the oil-boom decades, most from the mid-century after. Pier-and-beam on the oldest, slab on the rest, and original wiring and plumbing in more of them than anyone would like.

The city of Humble has its own code enforcement, so an empty house inside the limits can end up with a city case and a city lien in a way an Atascocita house cannot. We buy houses with those open. The recorded liens are paid from proceeds at closing and an open order becomes ours.
